Apartment selection on a project website: what it has to do

Laura Rzoska5 min read

Choosing an apartment means connecting a line in a list with a place. Floor area and price narrow the options. The building view shows where the apartment sits, which way it faces and how it relates to the rest of the development. A project website becomes genuinely useful when people can move between these views without having to piece the connections together themselves.

An interactive apartment selection leads from the building to a single unit, on to its floor plan and through to an enquiry. How well it does this depends on two things: the views have to work together, and each one has to give people what they need for the next decision.

Offer different ways to the right apartment

Some people already know their budget and the number of rooms and want to work through the options. Others first want to understand the development and only then look at individual apartments. A building model and a list serve both, provided they lead to the same apartment pages and the selection survives the switch.

The detail page answers what an overview cannot: a readable floor plan, the floor and number of rooms, living and outdoor areas, current availability and any published price. All of it clearly tied to the apartment's position in the building. When several units are still in the running, a comparison helps. Otherwise people keep jumping back and forth between individual pages.

How the KMUseiten Project Website brings these elements together is shown by Valenne, a fictional demonstration project built by KMUseiten. Visitors choose an apartment on the building model or in the list, open its details, compare up to three units and send an email enquiry that names the chosen apartment. The selection stays intact all the way to the contact, and the sales team has a concrete starting point for the conversation.

The building view has to work on a phone too

The material you already have determines what the selection looks like and how much preparation it needs. For the Project Website, a suitable SVG illustration can serve as the building view, and we integrate such an SVG at no extra cost. If there is none, we build the model from a 3D or BIM model or from plans. You pay for the 3D work once, even if it is later used for renderings. An interactive apartment selection therefore does not always require an interactive 3D model. The first step is to review the existing documents, and the production scope follows from that.

In that review you decide which parts of the building can be clicked and how shared areas or units not on the market appear. The small screen matters just as much. Detail that is useful on a desktop can make individual apartments hard to select on a phone. A clearly readable list then provides a second way in, for when the building model cannot show everything clearly at once.

Loading time and navigation belong to the same review. Every apartment needs its own page address. Going back to the overview or on to the floor plan must not lose the selected unit. You can check these requirements against the proposed implementation, right alongside the visual design.

Keep the apartment reference through to the enquiry

Behind the scenes, a fixed apartment ID connects the shape on the building model with the list entry, detail page and enquiry. If sales later changes a visible number, price, status and plans still stay with the same apartment. When a unit is reserved or gets a new price, people should see the new information wherever that apartment appears. How to set up responsibilities for this is covered in our article on keeping apartment status current.

The Project Website uses the same apartment data for the model, list, detail page and comparison. We operate the project website and handle up to four changes per month within Operation & Maintenance, for example to prices or availability. The project team therefore agrees who approves such changes, who passes them on and who checks the published view.

The enquiry carries this connection forward. Contact details and a link to the chosen apartment reach the sales team by email, and nobody has to describe their choice again. Sales then confirms availability and discusses the next steps. An enquiry does not reserve an apartment.

Match the scope to the project

Selection on the building pays off above all when position and orientation are what set similar apartments apart, or when several buildings and floors make a plain list hard to follow. With a few easily comparable units, clear apartment pages and a simple overview may be enough. For a single property, a listing is often enough. You can judge the value by the path people take: how do they get from the overview to a specific enquiry, and where does the presentation make the choice easier?

The KMUseiten Project Website provides this flow as a dedicated website, from CHF 14,900 one-time for up to 12 units in up to 2 buildings. We operate it for the duration of your marketing. The source code is not handed over, and your content and data remain yours. Anyone who wants to build the selection into an existing website from another provider needs a separate technical review. Such an integration is not part of the documented offer. Before launch, the team runs through a price change, a status change and an enquiry, and checks the website views as well as the email that arrives at sales.

Whether your project also needs a configurator for interior finishes, alongside the apartment selection, is a separate question. The article apartment navigator or configurator explains the difference.
