Apartment navigator or configurator: why the difference matters

Laura Rzoska4 min read

Someone looking for an apartment wants to know where it sits in the building, how the floor plan works and whether the price fits the budget. Kitchen fronts and flooring come later. By then the apartment is settled, and it is clear which changes the developer still allows. An apartment navigator supports the search for the right unit, an apartment configurator the subsequent choice of interior finishes. Which tool a project needs therefore depends on which decision buyers need help with.

For the project team, this distinction reaches further than the design of the website. The two tools need different information and different responsibilities. Only then do they stay reliable when apartments change hands and construction progress narrows the remaining choices.

Finding and comparing the right apartment

An apartment navigator opens up the offer through a list, a unit schedule or an interactive building model. From there, people move on to floor plans and apartment details, compare their selection and get in touch with sales. With several buildings, the building view makes the spatial relationships clear. For a small project, a well-organised list with good plans may be enough. What such an apartment selection on a project website has to do in detail is covered in a separate article.

Valenne, a fictional demonstration project of the KMUseiten Project Website, shows how these routes work together. Visitors choose an apartment on the building or in the list, compare up to three units and send an email enquiry that names the apartment. These features belong to the Project Website. We still list the separately planned Navigator as "In preparation".

To keep the selection consistent across every view, a fixed internal apartment ID connects the list entry with the floor plan, detail page and enquiry. It stays in place even if sales later changes a visible apartment number. Someone also has to own prices and availability and pass changes on to the website. Who takes on this upkeep and how quickly a change appears is for the project to decide (more on this in the article on keeping apartment status current). The label "apartment navigator" alone does not define that process.

With interior finishes, construction progress has a say

Once the apartment is settled, a configurator shows the finishes available for that particular unit. Depending on the agreed scope, buyers can see, for example, how a floor looks with the chosen kitchen or what surcharge an option costs. For this, the project team needs to know which combinations it can offer, what they cost and until when buyers may choose.

Sales, planning and construction work closely together here. They keep the options current, rule out combinations that do not work and record approvals as soon as a wish becomes a binding decision. A visualisation helps people understand an option. Whether it can be built, and at what price and by what date the team can deliver it, is for the responsible people to confirm.

Construction progress puts limits on these choices. An apartment can still be for sale after the deadline for certain material choices has passed. Availability and finish options therefore need their own rules. Otherwise the website offers a choice that can no longer be built on site.

Plan the handover within the sales process

If a project offers both, apartment selection and finish options, the apartment reference has to carry through both steps. First, people express interest in a unit. Then sales checks availability and discusses a possible reservation. The online enquiry does not reserve an apartment. Configuration follows for the confirmed unit and within the deadlines that are still open.

A consistent apartment ID assigns every decision to the right apartment. Clear responsibilities set out who may approve a change and from when buyers can rely on it. A tender should therefore first describe which decisions people are to make online and who maintains the information required. Only after that should it specify individual screens.

With many similar units, an understandable apartment selection can bring the greatest benefit first. Once the apartments have been allocated and extensive finish decisions are coming up, the configurator moves to the fore. That way, the scope follows the tasks the project actually has to handle during the sale.
